It can be used as a garage below with apartment above, a workshop with an office, a home, or vacation cabin. 800 SQ FT total. You are bidding on a brand new custom-sized building WITHOUT the lean-to shed, or the veranda (balcony). If we make the building longer, than it’s better to have a full width verandah on the second floor. Inquire when you call. See below what is included. Insulation for the roof and walls is also included. As shown in the pictures, it’s a 20’ x 20’ gambrel building with 10’ high sidewalls. The roof is about 19′ 8″ at the highest point. The second floor is INCLUDED at the height of 9.4′ under the floor joists. The roofing is 26 gauge classic rib with 26 gauge vertical classic rib used for the walls. Both have a 45-year paint warranty called “Colorfast45”, which the best in the industry. It is engineered for 20 lb ground snow load and 110 mph wind according to 2015 IBC codes, B exposure. Check your local building codes before bidding, and find out if there’s an upcharge for higher snow or wind. Insulation is also included, so you’re ready to go. Most of the photos are of the exact size as this auction. We do not use a tubular steel or 2-3″ lightweight steel framing members in any of our buildings!! Our framing pieces are at least 6″, up to a 14″ size with higher building codes. KIT CONTENTS: • All galvanized steel framing of 16-12 gauge (not just 20-22 gauge as others use) – columns, rafters, purlins, girts. • All steel sheeting for roof and walls in our 45 year-warranty colors. • Second story bearers and joists in galvanized steel. (Customer must supply the plywood decking called out for in the plans.) • 1 – 3 ft wide entrance door frame and trim. Provide your own door and give us the rough opening so we can cut the materials. • 6 – 4’x3′ insulated window frames, or get 3 frames and add the galvanized framing and trim for one 8w x 7h garage door which can be placed on any side. Other additions can be made. • Complete insulation and vapor barrier for roof and walls. • All long-life (60 year) fasteners (longer-lasting and much stronger than stainless steel) – bolts, brackets, colored screws (no nails), socket for colored screws. • All matching sealing strips to keep everything out, like mice and bugs. • All galvanized steel painted flashings, trim, ridge caps, and channel to keep rain out, all with our 45 year-warranty colors. • All steel anchor bolts along with the drill bits needed to drill into your DRY cement. • 2 sets of custom and wet-stamped engineered plans and calculations for your state, including foundation drawings. No one else provides your custom foundation plans. No need to hire an engineer. Verify that the building codes listed will either meet or exceed your local codes, or we can upgrade the codes to whatever you need for usually a small cost. • Detailed instruction manual and detailed video instructions for smooth installation. Color Charts For East and West Coast The building will be delivered to your site for FREE. All framing parts are cut and punched as per the plans, ready to be bolted together. The girts and purlins are delivered in the correct sizes and use self-tapping tek screws. The roof and wall sheeting is also cut to size, with minimal trimming required around windows, entry doors, and gable ends. No welding is needed. No crane is needed. No special tools are needed. The second story floor includes the main bearers and joists all in galvanized steel. You can install your own stairway or drop-down stairs inside, or an outside stairway to a 2nd story landing or deck. You will need to purchase plywood locally to attach to our steel joists for the mezzanine. You can easily add more layers of insulation on your own if needed. Call for more details.
